Do movers charge more if your flat has stairs and no lift?

Stairs can increase the price of a move, but they are not always shown as a separate stair fee. The price may rise because the job takes longer, needs more movers, or must be quoted with access included before moving day. The key is whether the stairs are in the quote.

Answer the stair charge question first

Stairs are not always a separate line on the bill. In removals, they usually affect the price in one of three ways: a visible access charge, extra time on an hourly booking, or a fixed written quote that already includes the stair access.

Show the no-lift access before booking

A mover cannot price stair access properly without seeing or being told the route from the van to your rooms. Floor level matters, but the full route matters too.   • Bulky items that worry you, such as a sofa, wardrobe, appliance, or large table. Photos help if the item looks close to the size of the stairs.
  • Distance from van to door. A short carry from a loading bay is very different from a long walk through a courtyard before the stairs begin.
  • Communal access rules, including building time limits, protected floors, or any need to speak to building management.

Price the real labour, not just the floor

The same contents on the ground floor and on an upper floor with no lift are not the same job. Every box, bag, and chair has to be carried further, and heavy items need a safe route as well as strong hands.

Count time and crew

Upper-floor moves usually take longer because each carry has a return journey. If the van is parked away from the entrance, the team loses time before the first stair is even reached. Crew size also matters. Sending too few people can slow the move and put too much strain on the team, especially with heavy furniture. A higher quote for a no-lift flat can be fair when it reflects the actual labour needed, not a vague stair surcharge.

Plan awkward items

Sofas, wardrobes, pianos, large appliances, and heavy boxes are the items that test a staircase. Some pieces need dismantling. Others need wrapping in a different way because walls, bannisters, and corners leave less room for movement. Safe handling still comes first. The Health and Safety Executive is clear that UK manual handling law does not set a fixed maximum weight that workers can lift or carry, but the job still has to be assessed and handled safely. A mover can change the plan for an item if the staircase makes the carry unsafe. That is why a proper quote looks at the item and the route together. A sofa that fits easily through a wide ground-floor door can become a different job on a tight stair turn.

Factor London access into the quote

In London, stairs are rarely the only access detail. A no-lift flat often comes with controlled parking, narrow communal areas, above-shop entrances, and limited space for a van. Floor level matters, but van-to-door distance can matter too. A second floor flat with a parking bay outside may be easier than a first floor flat where the van has to sit far away. Carrying distance affects time before the team reaches the stairs. Controlled parking changes the plan. A parking suspension can give the van a workable space near the entrance. Without one, loading may take longer, especially in streets where stopping space is limited. Central London charges need to be clear. Transport for London states that the Congestion Charge is ยฃ18 if paid on the day. For our man and van hourly bookings, that charge applies if either address is inside the Congestion Charge zone. For fixed-price house moves, we include it in the fixed quote where it applies. Vehicle access is part of the access quote. ULEZ means Ultra Low Emission Zone, and it affects vehicle access in London. Building rules, loading bays, and communal areas can also affect how the move is run. A mover asking about parking, stair width, and building access is pricing the real job, so those details belong in the quote before anyone arrives.

If a sofa or wardrobe looks close to the width of the stairwell, send a photo beside a tape measure or door frame. That often gives a clearer quote than floor level alone.

A quote has handled stairs properly when it clearly reflects the floor level, lift status, access route, and bulky items. If those details are missing, the price may be based on a move that does not match your flat.
